Performing a thorough inspection early in the home buying process can provide buyers with valuable information that may affect their decision to proceed with the purchase or negotiate terms. It is important to note that some real estate contracts may have specific timelines for conducting inspections, so buyers should be aware of any contractual obligations. At D&P, we strive to make our services accessible to everyone, and that's why we offer the option to pay for our services later to avoid any cash flow issues. Despite our name, we are not advocates for debt, but rather we work to provide our clients with other payment options.

D&P peace of mind home inspections strive to be the most comprehensive and detailed service to our clients, but your satisfaction is also very important to us. As inspections go we do our best to leave the home in the way it is found. We are human and may have overlooked something so please read the list provided and make sure that all these areas have been set back to the level that you desire.
GFCIs & AFCIs: A ground fault circuit interrupter is a protective device specifically designed to break the circuit every time there is an imbalance between incoming and outgoing current. The GFCI outlet protects electrical wiring and receptacles from overheating and possible fire, greatly minimizing the risk of shock injuries and fatal burns. It also detects ground faults and disrupts the flow of current but should not be used to replace a fuse as it does not offer protection against short circuits and overloading. The AFCI will open the circuit if dangerous arcing is detected. When installed as the first outlet on a branch circuit, AFCI receptacles provide series arc protection for the entire branch circuit. They also provide parallel arc protection for the branch circuit starting at the AFCI receptacle. All GFCIs & AFCIs are tested. Some GFCIs & AFCIs are behind things that we cannot move so please make sure that your freezer and refrigerators, even coffee pots have electricity and are in good working order after we leave.
Thermostats & Duct Mounted Humidifiers: We move thermostats and may have adjusted things so that your settings may not be where you left them last so check all your settings.
Doors & Windows Locks: All gates, windows, and doors may have been open and shut. Check all your locks to make sure they are where you desire them to be.
Irrigation, Alarm Systems & Other Low Voltage Systems: All these things are not part of the home inspection process.
Personal Effects and Furniture: All Personal property or furniture will not be moved unless it is verified by the homeowner, email, or text. We may have moved pots and pans out of ovens or from the tops of burners or removed safety plugs (for small children).
Attic Access: As a home inspection company we do everything in our power to make sure that the attic is accessed, this may include covering items(with a tarp or drop cloth) to access the attic so that insulation OR debris doesn’t ruin anything.
WE DO THE VERY BEST JOB WE CAN FOR THE CLIENT AND YOU AND YOUR HOME. NOTES MAY BE GIVEN IF ANY LIFE-THREATENING EMERGENCY IS DISCOVERED. (GAS LEAKAGE ETC.) ANY QUESTIONS OR CONCERNS CONTACT D&P Home Inspection https://dphomeinspectionfl.com/
